Condo Project Proposed For Scottsdale’s McCormick Ranch

A 58-unit condominium project is planned for one of the last available sites at McCormick Ranch.

Standard Pacific Homes is seeking to rezone a 6.5-acre parcel northeast of 90th Street and Via Linda to build 29, two-story buildings.

The homebuilder, based in Irvine, Calif., said it plans to sell the 58 units.

“We think there is great demand for for-sale units, especially in this location,” said Pat Moroney, Standard Pacific division president for Phoenix.

The property along San Victor Drive east of 90th Street, is adjacent to retail, office buildings, a senior-living complex and other multifamily housing.

It’s also close to the Scottsdale Healthcare Shea Medical Center to the north and surrounding medical offices.

Plan cuts building height

A previously approved plan for the site would have included 96 units in three-story buildings. That project included at least six and as many as 14 live-work units that combined residential and commercial space.

No dates have been set for public hearings on Standard Pacific’s rezoning request for its San Victor project.

Scottsdale is reviewing the plans, according to Keith Neiderer, a city planner.

Standard Pacific hopes to have the rezoning considered by the Scottsdale Planning Commission in June and go before the Scottsdale City Council and Development Review Board in August, Moroney said.

If approved, construction could start by December, with models completed in the first quarter of 2014 and the first condos finished by fall, he said.

Smallest condos 1,360 square feet

Standard Pacific is planning condos of 1,360 to 2,100 square feet with four different single-level floor plans. Each condo will include large decks and patios.

The gated community will include two-car garages for each unit. The building facades along San Victor Drive will face the street.  - more at
